Whether you are an empty nester looking to downsize to a more manageable and cost-effective living space, a single person seeking a personal space without the need for extra rooms, or a couple looking for a compact, low-cost retreat vacation home, this post is for you: with these small house floor plans I am about to share, you are going to have a great source of inspiration to get started.
1 bedroom homes are becoming more and more common these days because they are more affordable than larger houses. They are easier to maintain and support a minimalist lifestyle.
How to arrange a 1 bedroom house?
When it comes to arranging a 1 bedroom house, it is key to understand the constraints and the space you have available. I have designed one-bedroom house that has a hall and a separate kitchen, and also those that don’t.
Generally speaking, you need
- one bathroom, or separate bathroom + WC
- Living room (can be open-plan joined with kitchen)
- a bedroom
- and an optional closet or a pantry.
What is a good size for a single bedroom?
The size of a bedroom is directly related to the number and size of objects placed there, and the amount openings that are used.
Whether it is a bed or a closet, it needs to have space around them for access. According to Neufert Architects’ data which I have been using for design standards, you need around 15m2 for a master bedroom and around 13m2 for a children’s room accounting for two kids.
Of course, you can always make them a bit smaller and optimize if you need to, but if we are talking about a comfortable size of a bedroom, then these are the numbers.
1. Small holiday home with one bedroom on a loft
The loft-bedroom Modern Cabin is ideal for a small family or as a vacation house.
I designed a carefully considered spatial layout. The primary living areas are located on the ground floor, where a seamless integration of the living room and kitchen encourages a harmonious flow of space. You can find the bathroom on this level as well.
The project features skylights and generously proportioned windows for the lofted sleeping area to establish a visual connection with the natural surroundings.
The project features detailed drawings of plans, sections, facades, wood framing. It’s an excellent tool to get an accurate estimation from contractors, or make further changes and adjust it to your needs.
Areas
In terms of spatial allocation, the following areas are designated:
Living room, inclusive of the kitchen – 29 square meters
Loft sleeping area – 18 square meters
Bathroom – 5 square meters
An expansive deck – 51 square meters
A welcoming front covered porch – 6 square meters
A rear covered porch – 9 square meters
This architectural arrangement ensures both functionality and an aesthetically pleasing environment for the inhabitants of this cabin.
indoor area on ground floor: 35.7 m2
total dimensions outside, including the deck: 15.4mX7.4m
Sustainable Building Details:
The walls have a substantial thickness of 240mm (10 inches). They are constructed using 2×6 studs, filled with cellulose insulation to create an effective thermal barrier. On the exterior, a layer of 2-inch (50mm) thick zip panels with an R-value of 9 provides continuous insulation, effectively sealing any thermal gaps.
In contrast to conventional crawl space foundations, which, although meeting legal and code requirements, often fall short in practicality, my approach reimagines the crawl space as a compact (short) basemen that is air-sealed.
By adopting this methodology, I want to achieve a basement environment that seamlessly integrates into the thermal envelope of the house.
Furthermore, this design mitigates potential moisture and mold issues that could compromise the indoor air quality of the residence.
The foundation itself boasts 300mm thick walls, with a basement concrete slab featuring insulation and a vapor barrier beneath it.
The design of elements, such as foundation, walls, and roof, creates a highly insulated house that exceeds legal requirements.
